Re-Roofing 165,000 Sq.Ft Multi-Family Community in Hypoluxo, Florida
RHI Roofing (RHI) recently completed a significant community roofing enhancement project at Mariners Cay Condominium’s, an exclusive, gated waterfront community in Hypoluxo, Florida. The project highlighted RHI’s skill in re-roofing occupied buildings encompassing 21 buildings and two mid-rise towers, covering 165,000 square feet of roofing. Over 209 days, RHI replaced the tiled roofs of several buildings and the towers’ flat roofs, demonstrating their expertise in managing complex, multi-building roofing projects.
Project Challenges and Solution
A primary challenge in this project was addressing the source of leaks plaguing 90% of the community. RHI Roofing’s solution was comprehensive: they replaced all wall flashings, a critical element in preventing future leaks. This process was complemented by stucco replacement and painting at the roof flashings, ensuring a seamless and waterproof finish. Moreover, new gutters were installed throughout the community, enhancing the overall drainage system.
Roof System and Installation Techniques
RHI installed a Polyglass underlayment and foam adhesive for the Westlake Roof tiles to set, ensuring durability with a 20-year warranty. RHI revamped the flat roof sections of the mid rise buildings with a fleece back GAF TPO roof system, which also guaranteed a 20-year warranty. These material choices were pivotal in enhancing the structural integrity and longevity of the roofing systems across the community.
